The largest city in the state of Oregon, Portland has a long history of successful real estate development and sensible growth. The city works hard to balance desirable development and good land-use policy.

One of the most interesting features of Portland real estate is Portland 's Urban Growth Boundary (UBG). The UGB was created in 1974 to limit urban sprawl. These limits mean rural and wilderness areas and agricultural land are preserved, as are areas of low density development. This assures plenty of open space outside the city. All Oregon cities now have their own UBGs.

Limiting sprawl means several things including making it possible for the city to focus its infrastructure needs, like transportation, water, sewer and other services in the areas where they are most needed.

Portland Real EstateWhen the UGB was first put in place, there was great fear that limiting sprawl in this way would mean real estate costs, particularly housing costs, would skyrocket. That fear has turned out to be unfounded. Portland real estate has maintained its value; owners have seen steady appreciation, but housing costs are still below those in many other large western cities. In fact, studies indicate that the UGB adds only something between 3 and 7% to the cost of a new home.

What is gained is what has become known as livability. Portland has long been recognized as one of the most livable cities in the country. It has avoided the long commutes and traffic snarls so typical in areas that have unlimited growth. The relatively compact area means public transportation is more efficient and convenient. Access to rural and wilderness areas that are close by contribute to the livability and for couples with children, the school system is an important part of the livability equation.

Livability translates into solid real estate values.

  • Homes maintain their values, and appreciate well.
  • Livability means people want to buy homes that are for sale.
  • The compact nature of the city encourages a diversity of housing styles, from single family homes through condos and coops, making for a rich and valuable mix.
  • The housing mix means housing prices cover a wide range.
  • Well planned industrial and office space means more jobs closer to residents.
  • Livability makes Portland ideal for families, urban professionals, and those of retirement age.

Homes in Portland range from charming house boats complete with “wells” for pleasure craft through Portland Oregon Real Estatemulti-million dollar estates.
